Wendy's Signs Ballwin Lease

The fast-food giant is setting the stage for construction adjacent to Vlasis Park.

The fast-food chain famous for its square hamburgers could be making its way to Ballwin.

Wendy’s has signed a lease for a lot at Manchester Road and Seven Trails Drive—the space presently occupied by .

The Ohio-based restaurant chain still has to file for site plan approval with the city before the plans officially can get underway.

Wendy’s, along with an office building and a U-Gas, would become part of a three-lot commercial development at Manchester Road and Seven Trails Drive adjacent to Vlasis Park. Some residents , saying it too closely resembled other commercial plazas already present on Manchester Road. Ballwin City Planner Tom Aiken disagreed.

“Most developments don’t bring anything unique anymore, and that’s not the nature of the Manchester road corridor. What you’re going to get is box stores, gas stations and restaurants," Aiken said.

Cindy Schindler, a resident new to Ballwin, said they go out of their way to find Wendy’s restaurants and would be happy just to have one locally.

“I would be ecstatic, “ Schindler said. “There’s a Wendy’s in Rock Hill and St. Charles. I know where they are because I have to search around. They’re too far apart."

Project Manager Bill Biermann of W.B. Biermann in Chesterfield echoed Schindler’s thoughts.

“A lot of people really like Wendy’s, and they’re excited to get it back.”

Biermann said Wendy's is likely to file official site approval plans before the end of this month. Aiken said Rothman Furniture is scheduled to be demolished some time in July.

The NEW location is pretty much right in the middle of the TWO old locations - there used to be a Wendy's where Chipotle now stands down on the Clarkson end of Manchester & then there was one on the opposite end of Manchester (& opposite side of the street) where the BBQ place (Dicky's?) now stands, next to the Wonder Bread Outlet! My hubby & I used to love Wendy's too & we lived down in the town houses by Vlasis Park for 5 years, prior to that in a townhouse on Clarkson just off of Manchester for 3 years. BOTH Wendy's went out of business right around the same time - I don't know why Wendy's thinks a NEW location basically in the same spot is going to succeed??? And why not use one of the pre-existing building already abandoned or just built in that area (like at the Mega Wal-Mart?) The corner they are demolishing to accomodate a building, Wendy's & a gas station was so well taken care of, beautifully landscaped, a gorgeous entryway to Vlasis Park & the Town Hall area and what is Ballwin allowing to replace it... more steel & concrete!!! AND a GAS STATION??? Was that really NECESSARY? There is a QT gas station RIGHT ACROSS the street!

I, too, was very disappointed when the Ellisville Wendy's went out of business a few years ago. Personally, I don't think it was because of a lack of customers as they always seemed very busy each time I went there. I am excited to find them locating in Ballwin at the Valasis Park Location. Makes it convenient for picnics! Mr. Frosty is a must during the summer--Slimfast shakes just don't cut it! If it also includes an office building in the development, this could be just what Ballwin needs in its plazas. There is really very little office space here and the retail/store fronts most recently brought in seem" unattractive." This begs the question as to why we don't attract more upscale re-development when a business leaves Ballwin along the Manchester Road corridor? I guess it all has to do with taxes the City can earn from a retail store vs. a business office--but let's think on it just the same. Regarding the U-gas at that corner across from the Quicktrip, that's called competition and is the current case on almost every "gas-station corner." Additionally, the new gas station location would make it easier for people to obtain gas as they are headed west. All in all, I can't wait for the new development to open and flourish!

The previous Wendy's closed do to bankruptcy of the franchise owner. Not sure why they went bankrupt: "The franchisee was forced into bankruptcy court by creditors this month. WenAmerica decided Sept. 27 to abandon its reorganization bid and switch from a Chapter 11 to a Chapter 7 liquidation, according to news reports."

Anyone know what is happening with this development? It was slated, I thought, to open this past spring/summer. Since there is supposed to also be one opening in Chesterfield, have we been put on hold? Shouldn't there be a clause in the lease about time limits to finish a project? If there was such a clause, do we have an idea about the deadline? Are other developers interested in that location if it all falls through?
